Templates often Disappear, or throw 404

I've been noticing some issues with the templated since their original appearance in the theme.

When trying to edit one in the BeBuilder, there's a good chance to get a 404 instead of the builder content. Turning all plugins off doesn't seem to affect this. But after some time, the template will randomly be accessible again.

Also, I had a template completely delete itself. So the template would still appear in the list of templates, but upon editing it, it'd be empty, as if it's just been created. The only solution is to build it again, from scratch.

Both of these behaviours have been constant amongst many different websites on different hosts.
