Hello,
When you choose a new pre-built website, install it as a regular one, but skip the database step because it erases all data on your website as pages, posts, media, etc.
After that, remove the content you do not need, like the pages that came with the demo.
I suggest checking that on some staging environments before.

Thank you. I am concerned about content changes or refinements in the code to adjust.
If you do not reset your database, all pages, posts, media, etc., will stay untouched. Also, the layout of pages will not change, but colors and fonts will be taken from the demo you import.
Also, if you use a child theme for the code adjustment, then it will not be touched. However, if you refer to custom CSS in Theme options, it will be erased because there will be new settings.
