Editing Page Templates / Elements seem locked

I recently purchased BeTheme for my WP Website, however, when I import the theme sub-template that I want, I am unable to edit anything in the template.

We haven't attached our permanent url yet. But I am terribly stuck! I've never had this problem getting a theme to work for me so I am sure I am missing something. 

Can you help me?
